Milford Real Estate Report

The following assessment is from the real estate experts at Trulia. Trulia is a market forecaster, and analyst site that specialized in providing data to people interested in real estate trends.

One important item to note is that the first time home buyer credit has skewed the average selling prices of local homes to the negative side. The Federal program offers an incentive to buy lower cost qualifying homes.

This is their current assessment for Milford.

"Average price per square foot for Milford CT was $194, a decrease of 14.5% compared to the same period last year. The median sales price for homes in Milford CT for Nov 09 to Jan 10 was $240,000 based on 96 home sales. Compared to the same period one year ago, the median home sales price decreased 12.2%, or $33,500, and the number of home sales increased 15.7%.

There are currently 374 resale and new homes in Milford on Trulia, including 29 open houses, as well as 28 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Milford CT was $414,721 for the week ending Feb 17, which represents an increase of 1.2%, or $4,942, compared to the prior week. Popular neighborhoods in Milford include Post Road North and , with average listing prices of $346,394 and $414,721."

Bookworm's Delight Saint Ann Hosts Benefit

Bertha the Bookworm invites all voracious readers to Bookworm’s Delight, a used book sale, on August 1, 2, 8 and 9, at the Saint Ann School Hall, 499 Naugatuck Ave.

Hours are 9 a.m. to 5 p.m. August 1 and 8, and 8:30 a.m. to noon August 2 and 9, organizers said. All proceeds will benefit Relay for Life of Milford. The public is invited.

City To Auction off Two Lots



The city is getting set to auction off two parcels of land that became somewhat controversial during the recent budget deliberations.

Mayor James Richetelli Jr. expects the sales to bring in $250,000, $225,000 of which has been calculated into this year’s budget. Other politicians criticized him during budget deliberations for predicting a sales figure, which they said is not a sure thing.

This week the mayor announced the date for public auction for the two single-family building lots, which are in the West Shore area. The properties each are approved for one single-family dwelling.

The auction is set for Friday, June 26, at 11 a.m. in the City Hall auditorium, 110 River St. The minimum bid for each lot, as set by the Board of Aldermen, is $125,000.

People wishing to bid must present a certified or bank check for 10% ($12,500) 30 minutes before the auction.

One of the two properties is at 2 Welton St. and combined with 28 feet of 6 Stone St. The two together produce a lot size 100-by-108 feet or 10,787 square feet in an R-5 zone.

The second parcel is a rear lot on Stone Street, which has a lot size of 15,000 square feet in an R-5 zone.

“The sale of this property will achieve many desirable objectives,” Richetelli said. “[It will] generate much needed revenue to aid the city taxpayers; relieve the neighborhood and the city of vacant lots, which have become dumping grounds as well as places to ‘hang out’; create oversized building lots where attractive, single-family homes may be built, which will add value to surrounding properties; put these properties back on the tax rolls; and create jobs through new home construction.”

“In addition, this will continue to enhance our common goal of revitalizing the Walnut Beach area,” Richetelli added.

Bridges For Sale

Some thought the old saying "I have a bridge for sale" was a mark of a naive individual who was clueless to the tactics of con artists and thieves, but in these hard pressed economic times with cities and states running deficits don't be so quick to throw out a guy that is trying to sell you the Brooklyn Bridge.

This ARTICLE was featured on a CBS website forever bringing America to new and bizarre practices of debt relief. The investors who either lease or purchase these bridges would be able to procure revenue from tolls. Currently the MTA is responsible for these bridges, but due to municipal economic pressures the idea that their sale may offset major repair costs through privatization may be "on the table." If, or ever the Broooklyn Bridge, or any bridge sells for that matter, will be a question that sparks much future controversy and debate.

Daniel Street Seeks New Owner

The popular entertainment club known to the locals as Daniels Street has gone up for sale. The club/Pub has been on the market for some time now and has yet to find a new home.

The pub is affiliated with the Stonebridge Restaurant just across the street from it. The Pub has recently come under fire when they were dragged to court on this case While the case appears to be ongoing, it has demonstrated that there have been issues and liabilities there regarding the security of its patrons.

These problems, like most typical night clubs, were probably due to the clubs inability to properly screen and discriminate against problem patrons who may have attended events there under the influence of drugs and alcohol.

While the owner of the pub was not available for comment, one such person who wishes to remain anonymous said "that the best way to resolve these issues is to have the new owners make it a members only club with a strict code of conduct, and a required membership card for admission."

Meanwhile scores of bands advertising on Myspace all have adorned the club and promoted their performances there via the Internet. These bands can still be contacted by searching for Milford CT, or Daniel Street on Myspace or like social networking sites.
